According to Mexico’s urban planners, the urban center of Mahahual was always intended to be located on the north side of the Cafetal-Mahahual Highway (the main road leading into Mahahual) and to the west of the Costa Maya cruise ship port and its casitas. The tiny existing town center was much too constrained by the protected mangrove forest on the west to develop any more than three narrow city blocks along the town’s tourist destination beachfront.
From Cancun to Tulum, beachfront properties have increased exponentially in value over the last three decades and today are typically labeled ‘unaffordable’. Immediately south of Tulum, the 210 mile coastline of the Sian Ka’an Biosphere is protected national seashore, and in 1985 was designated a United Nations World Heritage Site. South of Sian Ka’an, there are only 180 miles of the Costa Maya coastline remaining before reaching the coastal village of Xcalak, the last town immediately north of Belize.
